Depending on your circumstances, objectives, and the type of project you are undertaking, there are a range of short-term finance solutions designed to provide flexibility and support when traditional lending may not be suitable.

Whether you are acquiring a property, funding refurbishment works, preparing an investment for letting, or requiring finance for a specialist situation, we work with a wide range of lenders to help identify the most appropriate solution for your requirements.

Explore the short-term finance options available below and discover how they could support your next property opportunity.

MODERN LENDING SOLUTIONS

Lenders Who Understand Your Ventures

We have access to lenders who can support investors purchasing dilapidated properties or auction properties, providing funding solutions to carry out renovations and bring these assets back to a suitable standard for resale, refinance, or long-term investment

The type of finance available will depend on the scale of works being carried out. Whether the project requires light, medium, or heavy refurbishment, there are different funding options designed to support the level of work required and the intended outcome of the project.

Heavy Refurb

This may include planning requirements, change of use, structural works / conversions such as transforming a single AST into a HMO.

Refurbishment To Let - For investors looking to acquire properties with potential, this solution provides the flexibility to purchase, improve, and prepare the property for rental income within a structured timeframe.

Adding Value, Unlocking Funding

We work with lenders who can provide up to 75% loan-to-value (LTV) against the initial property value. Once the refurbishment works have been completed, the property can be revalued at no additional cost, with the lender then able to release further funds up to 75% LTV based on the new improved value.

This allows investors to unlock additional capital following the works, helping maximise the potential of the property while supporting their wider investment strategy.
