Overcoming Expat Lending Complexity

We recently assisted a client with a limited company buy-to-let portfolio where one applicant was based in the UK and the other had relocated to Australia. While the case initially appeared straightforward, lender criteria varied significantly depending on whether the application was treated as a standard case or an expat scenario.

During our research, we found that lenders differed not only on how they classified the application, but also on how they assessed the country of residence of the overseas applicant. These differences had a direct impact on eligibility and affordability, highlighting the importance of correct structuring from the outset.
