A client approached us after being advised by another brokerage that they would require two full years of self-employment tax calculations before being eligible for a mortgage. Due to working under the CIS scheme, they had been assessed as self-employed and were told to return once their second year had been completed.
Following a detailed review of the client’s circumstances, we identified a lender willing to assess their CIS income on a PAYE basis, as the contracting company was responsible for deducting and paying their tax.
This enabled us to use the client’s most recent three months’ payslips to evidence affordability, removing the need for two years of accounts.
As a result, we were able to increase the client’s borrowing capacity by more than £60,000 and secure a competitive high street lender product within just three days, this allowed them to proceed immediately rather than delaying their plans for another year.
